Water on the floor? Do these 5 things now

These steps limit the damage and help your claim, whoever you call.

  1. Shut off the water. The main valve is usually near the street, in the garage or where the line enters the house. For an AC or water heater leak, turn that unit off and close its supply valve.
  2. Stay clear of power. Don’t walk through standing water near outlets, cords or appliances. Turn off the breaker for wet rooms only if you can reach the panel while standing somewhere dry.
  3. Take photos and video before anything moves: the source, the water line on the walls, wet floors and damaged belongings.
  4. Move what matters. Lift furniture onto foil or blocks, and carry rugs, papers, photos and electronics to a dry room.
  5. Call your insurance company, then call us. Ask your insurer for a claim number. We document the damage so you and your adjuster see the same facts.

How we work: the 4 Rs

Every job follows the same four steps, and you see the readings and photos at each one.

1

Reveal

We find all the water, not just the puddle. Moisture meters and a thermal camera show where it went inside walls, under floors and into cabinets, and we photograph and record every reading.

2

Remove

We pull out standing water and take out what can’t be dried, like soaked carpet pad, swollen baseboard or wet insulation. You hear what is coming out and why before it goes.

3

Remediate

We set air movers and dehumidifiers, check the readings every day and keep drying until the materials are back to normal. If mold has started, it is handled the way Texas rules require.

4

Rebuild

We put back what came out (drywall, baseboard, flooring and paint) so the room looks and feels like home again.

We know Hill Country homes

Slab leaks

Most Austin homes sit on a concrete slab, so a leak under the floor can soak flooring and walls for weeks before anyone sees it. Warm spots on the floor, a meter that keeps spinning and damp baseboards are the usual clues.

Attic AC drains

Central Texas AC systems run hard for months and make gallons of water a day. When an attic drain line clogs or a pan rusts through, that water comes down through the ceiling.

Flash floods

Hill Country storms can drop inches of rain in an hour. Creeks rise fast, water finds low doorways and garages, and wind-driven rain gets past roofs and windows.

Questions we hear every week

Does homeowners insurance cover water damage?

Most Texas homeowners policies cover water damage that is sudden and accidental, like a burst pipe or a water heater that fails. Many do not cover a slow leak that went on for weeks, or flooding from rising water outside, which needs a separate flood policy. Your policy and your adjuster decide. We give you the photos, moisture readings and itemized estimate that show what happened.

What is the difference between flood damage and water damage?

To an insurance company, “flood” usually means surface water coming in from outside, like a rising creek or street runoff. “Water damage” usually means water from inside the house, like a pipe, appliance or roof leak. The two are often covered by different policies, so it helps to know which one you have.

How long does drying take?

Many rooms dry in three to five days once the equipment is set, but it depends on what got wet. Hardwood, thick subfloors, cabinets and wet wall cavities take longer than carpet and drywall. We take readings every day and only call it dry when the numbers say so.

Why do the fans have to stay on all the time?

Drying works by moving water out of the materials and into the air, then pulling it out of the air with a dehumidifier. Turning equipment off overnight lets the moisture settle back in and stretches the job out. And under our Straight Talk promise, you are never billed for equipment that isn’t running.
